Under the Gas Safety (Installation and Use) Regulations 1998, all Scottish landlords must have a valid gas safety record (CP12) for every rental property with gas appliances. The certificate must be renewed every 12 months. A copy must be given to existing tenants within 28 days of the inspection and to new tenants at the start of their tenancy.
